Jackie,

I had to tell you about our recent trustee buys. The first one we bought for $108,000, put $6,000 into it, and three weeks of work (paint, cleaning, and carpet). We put it on the market and in five days sold for $148,500. We made $34,500 not bad!

We just bought another one Friday for $95,600 and sold it for $110,000 on Tuesday for $14,200 profit in four days. Things are looking up for the future. I couldn't have done it without you.

Dear Jackie,

I live in the Maryland suburbs of Washington, DC, where home prices have skyrocketed, making it extremely difficult to find a good price on real estate. I followed your advice and sent out letters to distressed homeowners offering to buy houses of any size and condition with quick settlement and no broker's fees. Two days after mailing my letters, I received a call from a homeowner offering to sell me her townhouse for the amount of her mortgage balance. She also wants to remain in the house as a tenant. In the meantime, I've looked up her home purchase information, tax assessment and recent comparables and learned that I can buy her house in the low $90s and have an immediate equity of at least $15K. She purchased the house for $95K in 1997 and the Maryland tax assessment (92% of market value) is currently $110K.

I plan to meet with the homeowner on Sunday to see what we can work out. Thanks for your advice. I think you've helped me more than the expensive Real Estate Investment course I'm taking.

I want to take this opportunity to thank you in helping me get started on the right track to be successful in the foreclosure business. I purchased my first property and made a net profit of $42000.00. Not bad for the first time huh?

I already closed on a second property and already have it listed up for sale for additional $40000.00 which should sell pretty easily as the surrounding homes in the area are selling for around the same price.

I also am in the process of purchasing my third home for only $49900.00 and the surrounding homes are selling for $100,000.00+. This one needs a little cosmetic work but after all is done I should clear a nice profit.
